California Regional Inventory and Demand Analysis Just In!

One of the best ways to analyze data especially when it comes to financials is to do a 9 quarter average data analysis.

The following graph analyzes the last 9 quarters of data on the California Real Estate Multiple Listing Service (covers Orange County, Laguna Beach, Newport Beach, Dana Point, San Clemente and inland coastal communities).

The trend over the course of this time period for sales over the last two quarters has been on a steady decrease.

On the same note Price per square foot has been on a steady increase for the last 9 quarters.

Why does this happen? DEMAND and low inventories.

The price increases in the housing market shall continue for the foreseeable future. However, as we move into the summer months inventory should creep up some percentage points. Even so, demand will continue to outperform supply for the next 12-24 months.
